LEASE
So...Are you renting your survival home?
While reading the contract (and yes, BEFORE signing it!)
YOU (TENANT)= lessee
LANDLORD= lessor
SPACE= Premises
Here is a list of things to check in the agreement/contract
- First things first, preview the premises with your landlord, you don’t want to be acused of something that wasn't your fault! And if you
have issues with some aspects that are not in perfect conditions? Make a list and have the landlord sign it!! (do not rely on a spoken promise)
- Length of the lease
- Prohibited uses of the premises
- Are pets allowed?
- Maximum number of people
- How much notice do you have to give if you want to move out?
- What happens if you break the lease? What is the provision for this? (View the Damages clause)
- Security deposit requirements.
- When is the rent due? When will a late fee be charged?
- Can you sublet?
- Responsibility of the utilities (gas, water, etc..)
- Landlord repair responsibilities
- Does the landlord have a “lien”?

We tend to save everything or nothing at all. Here are some tips on what to save and for how long, then you decide. Although now most of us do our banking, utilities, … online. In the web page of the service suppliers you can find most of the information you need: balances, bills, withdrawal receipts…:
- FOREVER: Investment statements, current insurance policies, medical records, property agreements, school payments
- Years: Tax refunds, medical bills, cancelled subscriptions or checks, contracts
- Months: Receipts (sales), deposits, ATM withdrawal receipts
